Guesthouse Policy/House Rules

We strive to provide our guests with an exceptionally clean, safe, and friendly experience. The following Guesthouse Policy/House Rules have been established based on industry standards. These Guesthouse Policy/House Rules are considered a part of our reservation agreement with you. As our guest, by reading and signing your Guesthouse registration you are agreeing to abide by all of our Guesthouse Policy/House Rules, terms and conditions, and procedures.

ADULTS ONLY

The Seahorse Guesthouse is an adults only hotel, ideal for couples looking for a relaxing and peaceful stay. Adults 18 years and older are welcome. You must be 25 years old or older to make a reservation.

100% SMOKE-FREE PROPERTY

All rooms and anywhere within the property's gates are non-smoking areas. At check-in, guests will be asked to sign a form that they fully understand and agree that if Guesthouse staff find any evidence that they or someone visiting them at the Guesthouse was smoking or utilizing a ”smokeless” cigarette device anywhere in a room or inside the property gates, they will be subject to a $250 higher nightly room rate, which they agree to have charged to the credit card that was used to secure the reservation or pay the higher room rate in cash at the time of checkout.

PETS

The Seahorse Guesthouse does not allow pets or ESA’s on the property. Service animals as defined by Title II and Title III of the ADA are allowed.

EARLY CHECK-IN/PRE-REGISTRATION

Early check-in is offered based on availability. If you require a guaranteed check-in for arrival prior to 3 p.m. then Pre-Registration and payment may be required. Please contact management directly to make reservations and complete a credit card authorization form prior to your arrival (954) 786-1359.

GUEST REGISTRATION

We require valid contact information from the guest making the reservations including first and last name, address, phone number, and signature. The names of all guests occupying the room must be registered. Information regarding your license plate/car description is also gathered at check-in for security.

CHECK-OUT TIME

Room rental period expires at 10:00 a.m. Property amenities and facilities are not available after checkout. If you require a later check-out, please advise management prior to the day of your departure and we will do our best to accommodate your request. A charge may apply for late check-out. Unscheduled, late checkouts past 10:30am will be charged $25/hour. This includes remaining on the property and using the facilities.

CHECK-OUT PROCEDURE

Check-out time is 10 a.m. Please return your key to management or deposit your key in the key drop.

EARLY DEPARTURE

There are no refunds for early departures. Guests who check out of the Guesthouse prior to their scheduled departure date are subject to the cost of their entire stay.

ADA/HANDICAPPED ROOMS

AGE REQUIREMENTS

Guests must be 25 years or older with valid government issued identification to reserve and check into a guestroom.

PAYMENT

All reservations and registration must be guaranteed with a valid major credit card. We accept Visa, Master Card, American Express, and Discover Card. Pursuant to credit card agreements, credit cards are not valid unless signed by the cardholder. Credit cards must be signed. Cash (USD) payment is welcomed with a signed and pre-authorized credit card. All guests are required to present a valid major credit card and government issued photo identification even if guests are planning on paying in cash upon check-out. Checks and foreign currency not accepted.

DEPOSITS AND GUARANTEES

A deposit equal to one night's room cost plus tax is required at time of booking. The deposit may be charged to MasterCard, Visa, American Express or Discover credit cards and will be processed when the card number is given. For stays three weeks or longer, a $500 non-refundable deposit is required.

CANCELLATIONS/NO SHOW

• Less than 3 weeks stay - Reservations made via phone & held by credit card are subject to 50% of the total cost of the reservation if you cancel fewer than 14 days prior to your arrival or fail to show up for your reservation. • One night stay - Reservations made via phone & held by credit card are subject to100% of the total cost of the reservation if you cancel fewer than 14 days prior to your arrival or fail to show up for your reservation.

• There is a $45 nonrefundable fee for all booking cancellations.

RESERVATION AND PAYMENT FOR GUESTS BY PRIVATE THIRD PARTIES:

Generally, third party payment is not permitted. In the case of paying for a family member if you will not be physically present at the Guesthouse, we require prior completion and approval of a Credit Card Authorization form including a copy of your driver’s license and the front and back of your signed credit card. You will be responsible for any and all damages and loss. We reserve the right to refuse reservation at any time for any reason.

CREDIT CARD AUTHORIZATION BY CORPORATE THIRD-PARTIES:

Please contact management at least 24 hours prior to guest’s arrival to request a Credit Card Authorization form. We must receive the information and process the approval for your reservations prior to the guest’s arrival.

RIGHT TO REFUSE SERVICE

The Seahorse Guesthouse is privately owned and operated. We reserve the right to refuse service to anyone for any reason(s) that does not violate Federal or State laws. The Seahorse Guesthouse has a zero tolerance policy in which we will refuse to admit or refuse service or accommodation in our Guesthouse or may remove a person, without refund, who refuses to abide by the reasonable standards and policies established by the State of Florida and the owners for the operation and management of the Guesthouse. The Seahorse Guesthouse will refuse service or evict a guest: for refusal or failure to pay for accommodations, is under the influence of alcohol, drugs, or any other intoxicating substance and acts in a disorderly fashion as to disturb the peace of other guests or is not in compliance with state liquor laws; acts in a disorderly fashion as to disturb the peace of other guests; is unable to properly supervise their children at all times, seeks to use the Guesthouse for an unlawful purpose; seeks to bring into the Guesthouse: an unlawfully possessed firearm; or something, including an explosive or hazardous or toxic substance, that is unlawful to possess and that may be dangerous to other persons; destroys, damages, defaces, or threatens harm to Guesthouse property or guests; causes or permits persons to exceed the maximum allowable occupancy of room, refuses to abide by the reasonable standards or policies established by the Seahorse Guesthouse for the operation and management of our Guesthouse.

ACCESS TO ROOMS

To provide all of our guests with an exceptionally clean and safe experience, we reserve the right to enter your guestroom for reasonable purposes, such as for housekeeping, maintenance, verify that the room, its furnishings, and mechanical equipment are intact, or to address or prevent a violation of our Guesthouse Policy/House Rules. Guesthouse staff will normally knock and announce themselves before entering your guestroom, unless we believe that exigent circumstances exist. Management reserves the right to enter a room with suspected illegal activity taking place, disturbing other guests, or damage being done to Guesthouse property. In the event of suspected illegal activity, management reserves the right to summon law enforcement to aid in eviction. The right to privacy ends when a Guesthouse Policy/House Rule is broken. Law enforcement will be granted immediate access.

MAXIMUM OCCUPANCY

Room occupancy requirements are based on fire code/fire safety restrictions. If you exceed the maximum number of guests allowed, extra-person charges will apply and vary.

ROOM KEYS:

Room keys are issued to the registered guest(s). Please return room keys to Front Desk at Check-out or deposit in the key drop. Lost keys will result in a charge of $20.

HOUSEKEEPING/ROOM INSPECTION

Guests staying 1-7 nights can exchange towels, receive new trash bags and toilet paper daily for free. please place your used towels on the chair outside your room.

Guests staying 8 nights or more receive full cleaning service which includes towel exchange, trash removal, toiletries, sweeping and mopping of the floors, sheet change, full cleaning of bathroom, full cleaning of surfaces. The weekly fee for this service is $25

Housekeeping is provided daily between the hours of 10 a.m.-2 p.m. Housekeeping may start as early as 9 a.m. during season.

LINEN CHANGING

Your comfort is very important to us. For guests staying multiples nights, bed linen is changed on a rotation schedule. Used towels are exchanged for fresh towels daily. If Housekeeping is unable to change a bed due to personal items left on a bed, that bed will not be changed and will be rescheduled.

ENFORCEMENT

Guests who refuse to abide by the reasonable standards and policies established by The Seahorse Guesthouse for safety of all guests, staff, owners, property, and the operation and management of the Guesthouse will be evicted, with no refund. In addition to the room charge, a minimum $300.00 cleaning fee per room will be charged for infraction(s) of our Guesthouse Policy/House Rules.

DAMAGE AND/OR THEFT OF Guesthouse PROPERTY

You are liable for any damage howsoever caused (whether by the deliberate, negligent, or reckless act) to the room (s), Guesthouse’s premises or property caused by you or any person in your party whether or not staying at the Guesthouse during your stay. The Seahorse Guesthouse reserves the right to retain your credit card and/or debit card details as presented at registration and charge or debit the credit /debit card such amounts as it shall in its sole discretion deem necessary to compensate or make good the cost or expenses incurred or suffered by the Seahorse Guesthouse as a result of the aforesaid. Should this damage come to light after the guest has departed, we reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the Guesthouse property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fee, cleaning fee, guest compensation, etc. We will make every effort to rectify any damage internally prior to contracting specialist to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum.

DAMAGE DISCOVERED AFTER CHECK-OUT:

Guest Rooms found with waste strewn around, in complete disorder, and/or “trashed” will be subject to maintenance deep cleaning fee, administration fee and/or third party fees.

DAMAGE TO ROOM

Damage to rooms, fixtures, furnishing and equipment including the removal of electronic equipment, towels, art work, etc. will be charge at 120% of full and new replacement value plus any shipping and handling charges. Any damage to Guesthouse property, whether accidental or willful, is the responsibility of the registered guest for each particular room. Any costs associated with repairs and/or replacement will be charged to the credit card of the registered guest. In extreme cases, criminal charges will be pursued.

DAMAGE TO MATTRESSES AND BEDDING

Damage to mattresses and linen including; towels, mattress pads, sheets, bedspreads, blankets resulting from the use of body oils, make-up, shoe-polish, etc. will result in a charge for the special cleaning, repair or replacement of the damaged article.

DIVER FEES

There is a $25.00 fee for cleaning equipment on premises. Diving equipment is not allowed in rooms.

PARCEL DELIVERY FEES

Parcel deliveries will be accepted only for guests in house or checking in on the day of receipt. There will be a USD $20 surcharge for this service, per package. Any deliveries received before or after a guest's stay will be returned. The property cannot be held responsible for lost or damaged goods

CHANGES OR MODIFICATION TO THE Guesthouse POLICY/HOUSE RULES

The Seahorse Guesthouse reserves the right to amend, modify, change, cancel, vary or add to these Guesthouse Policies/House Rules or the arrangements and content featured on our Guesthouse website at any time without prior notice. Please check our website regularly for updates to Guesthouse Policy/House Rules. Any modification to these Guesthouse Policy/House Rules that occurs before your departure is considered a part of your reservations agreement with us. A copy of these Guesthouse Policy/House Rules is located on our website, and available at the office upon request.
